NOTICE OF SALE UNDER POWER
STATE OF GEORGIA,
COUNTY OF EARLY
Because of default in the payment of
the indebtedness secured by the Notes
and Deed to Secure Debt from BRITT
DUNLAP AND WIFE, MARGARET
DUNLAP to FIVE STAR CREDIT
UNION, dated August 17, 2001 and
recorded in Deed Book 239, Page 878, in
the Office of the Clerk of Superior Court
of Early County, Georgia, the holder
thereof, pursuant to the Deed and Notes
thereby secured, has declared the entire
amount of said indebtedness due and
payable.
Pursuant to the power of sale contained
in said Notes, will on the first
Tuesday in April, 2008, during the legal
hours of sale, before the Courthouse
door in said County sell at public outcry
to the highest bidder in cash, the property
described in said Deed to Secure
Debt, to-wit:
A tract of land in the shape of quadrilateral,
the same being in Lot of Land
No. 204 in the 26th Land District of
Early County, Georgia, and particularly
described as follows: Beginning at a
point on the East margin of said Lot of
Land No. 204 said point of beginning
being 450 feet North of the SE Corner of
said Lot of Land No. 204 and running
thence on a course North 89 degrees 30
minutes West the distance of 423 feet to
the East margin of Howard Mill Road,
thence along the East margin of said
Howard Mill Road on a course south 14
degrees 39 minutes East the distance of
105 feet; thence on a course South 89
degrees 30 minutes East the distance of
399 feet to the East line of said Lot of
Land No. 204, thence in a Northerly
direction along the East line of said Lot
of Land No. 204 the distance of 101 feet
to the point of beginning.
A tract of land in the shape of a
quadrilateral in Lot of Land No. 204 in
the 26th Land District of Early County,
Georgia, particularly described as follows:
Beginning at a point on the east
line of said Lot of Land No. 204 which is
450 feet North thereon from the
Southeast corner of said Land Lot, and
from said point of beginning running
thence North along the East line of said
Lot of Land No. 204 the distance of 95
feet; thence on a course North 89
degrees 30 minutes West the distance of
449 feet to the East margin of Howard
Mill Road; thence along the East margin
of Howard Mill Road on a course south
14 degrees 30 minutes East the distance
of 98 feet; thence on a course South 89
degrees 30 minutes East the distance of
423 feet to the point of beginning on the
line of said Lot of Land No. 204.
The above property was sold on
January 10 1993, with a deed to secure
debt to the Seller filed on March 30,
1993. Through inadvertence a warranty
deed to Grantees hereunder was not
filed at the time and it is the purpose of
this conveyance to correct the inadvertence.

All that tract or parcel of land located,
lying and being in the State of
Georgia, County of Early, and located in
Land Lot No. 204 in the 26th Land
District and being more particularly
described as follows: STARTING at the
Southeast corner of the intersection
formed by Georgia Highway 39 and the
Howard Mill Road; going thence
Southerly along the East right of way of
the Howard Mill Road a distance of 388
feet to the POINT OF BEGINNING;
thence from said POINT OF BEGINNING
Southerly along right of way of
Howard Mill Road a distance of 91.5
feet; thence 89 degrees 30 minutes East
a distance of 449 feet; thence Northerly
a distance of 93 feet; thence Westerly a
distance of 470 feet to the POINT OF
BEGINNING. The same being Lot No. 6
of the Oak Ridge Development as per
plat and survey of record by Grady
Holman dated December 10, 1966 and
recorded in the Office of the Clerk of the
Superior Court of Early County,
Georgia, which said plat is incorporated
herein by reference.
The sale will be held subject to all
unpaid taxes, assessments, mineral and
oil rights, easements and restrictions of
record.
Notice has been given of intention to
collect attorney's fees in accordance
with the terms of the Notes.
Said property will be sold as the
property of BRITT DUNLAP AND
WIFE, MARGARET DUNLAP, the property
to the best information, knowledge
and belief of the undersigned, being
presently in his possession. The proceeds
of said sale will, be applied to the
payment of said indebtedness and all
the expenses of said sale, including
attorney's fees, all as provided in said
Security Deed, and the balance, if any,
will be distributed as provided by law.
The sale will be conducted subject
(1)to confirmation that the sale is not
prohibited under the U. S. Bankruptcy
Code and (2) to final confirmation and
audit of the status of the loan with the
holder of the security deed.
